Innovative ground stabilisation solution for differential settlement and subsidence repair

Client: Sedgwick

Location: Oxford

Completed: March 2021

Budget: £40,565

Settlement remediation in a residential property

Insurers were faced with a property suffering from differential settlement of the outer wall footings and the inner walls and floors built off a 100mm thick concrete oversite. To add to the difficulty of the problem the house sits in a very tight site. Any form of excavation to underpin would be difficult and would involve temporary re-routing of drainage and water, electricity and gas.

The existing footings were founded around 800mm below ground level. STRESS were tasked by Insurers to find a geotechnical solution to the stop the slab and footings settling.

Geopolymer ground stabilisation solution with low carbon footprint

By using the unique ReFORCE ground permeation strengthening system STRESS could design a bespoke layout of piles to both support the external walls of the property and the slab, whilst fully working from inside the house. This immediately removed any need for diverting services, deep excavations and carbon hungry concrete underpinning.

Reducing costs and cutting down claim times

It was necessary to take out the suspended ground floor but once that was done the full ReFORCE geopolymer underpinning to 2.5m deep could be completed in one week. Reinstatement of the floor, repair of the structural damage and reinstatement of fittings together with cosmetic repairs followed swiftly and economically.

  • Patented ReFORCE permeation engineering system
  • The ReFORCE guarantee has an unblemished warranty record for more than 20 years
  • Sustainable solution with a smaller carbon footprint than traditional resin injection methods

  • No deep excavations or concrete underpinning necessary

This was another project where we were commissioned to carry out some specific remedial structural repairs to brickwork but were then challenged to find a solution for replacement of load bearing stonework at high level. We produced a temporary works design which was checked by CTP Consulting, and we thank Cliveden Conservation Workshop for their excellent stonework. It was a pleasure to work with a forward-thinking team and client.
